STRATEGY. Rabina Properties applied a three-pronged approach to the 85 Fourth Avenue property – maintain very modest levels of debt, reinvest significant capital into the building’s infrastructure and maximize all profit opportunities. Apartments were managed intensively, which involved diligent tenancy monitoring, so as to take back and renovate units when possible – a challenging enterprise in a highly regulated and contentious residential rental market. Related services, such as the building’s garage, laundry and storage facilities were spun off to provide significant additional income streams. And finally, Rabina Properties recaptured the prime corner retail space and created Corner Billiards, the preeminent billiard location in New York City.  Next
